Newmarket Real Estate Market, October 2026: Houses Woke Up, Condos Didn't
Newmarket real estate market update for October 2026: semis sold in 18 days, prices rose, and Toronto condos are back in the $400s. What it means for you.
October's TRREB numbers landed on November 4, and the headline across the GTA was simple: houses woke up, condos didn't. Sales were down almost 8% from last October and the average price slipped 2.7%. On paper, that looks soft.
Zoom into the Newmarket real estate market and the story flips. Prices rose, homes sold faster, and semi-detached homes were gone in 18 days on average.
That gap, between a GTA that looks sleepy on average and towns like Newmarket that are quietly moving, is the thread running through this month's RealtyChatter episode with Gary McGowan and mortgage broker Dion Beg. If you're buying or selling north of the city, the GTA average will mislead you. The local numbers won't.
The GTA Market in October 2026: Prices Drifting, Supply Tightening
Here's the big picture for the Toronto region in October:
- About 5,600 sales, down almost 8% from October last year
- Average price down 2.7%
- Roughly 25,000 active listings, down 10% year over year
- About four and a half months of inventory
The number that matters most is the last one. Dion's read: four and a half months is a balanced market. You need to get to around six months before buyers truly hold the cards. And notice that listings fell faster than sales. Fewer homes for sale means less choice for buyers over time, even while prices drift.
The other thing Dion flagged on the show: these are averages. Some pockets of the GTA are firmly in buyers' hands. Others are moving quickly. Newmarket is one of the second kind.
Newmarket Real Estate Market: Faster Sales, Rising Prices
In Newmarket, October went the opposite direction from the GTA headline:
- Days on market went down, so homes are selling faster
- Active listings went down
- The median price rose by about $5,000
- 34 more homes sold in October than in September
The average price jumped by about $50,000, but a couple of high-end outliers drove that. The median is the more honest number here, and it's still pointing up. For comparison, Aurora's numbers barely moved month over month.
Gary's word for it: not heating up, but actively moving. That's a healthy market, not a frenzy.
Why buyers keep landing in Newmarket
Dion has placed a lot of first-time buyers in Newmarket over the past year, and the reason is pricing. Newmarket sits in the middle of the pack for York Region. Head to Aurora or Stouffville and prices climb. Yet Newmarket still has the things families want: a strong hospital, good shopping, and a well-run town. Buyers get the amenities without paying the premium.
Semis Are the Fastest-Selling Homes in Newmarket
The standout stat this month: semi-detached homes sold in an average of 18 days. In October, Newmarket saw:
- 60 detached homes sold
- 15 semi-detached homes sold
- 13 townhouses sold
Fifteen semis is a lot for Newmarket, because there are never many on the market. And here's the part that surprises people: those semis sold for about $30,000 less than townhouses.
Why semis are cheaper than townhouses here
Age. Most of Newmarket's townhouses are newer, roughly 15 years old or younger. Many of the semis are closer to 50 years or older, including plenty of post-war bungalow semis.
Older doesn't mean worse. A lot of those bungalow semis have a side entrance and a basement income suite. For a first-time buyer, that changes the math. Rent out the basement to help carry the mortgage, or live downstairs and rent out the main floor if that fits your life. Dion owns a couple of these exact properties himself. A cheaper purchase price plus rental income is one of the most practical paths into ownership in York Region right now.
Newmarket vs the Rest of York Region
Newmarket's median price sits about $175,000 below the York Region median. That gap is real money, whether it shows up as a smaller mortgage or a bigger home.
A few notes on the rest of the region:
- King skews the regional numbers with a lot of multi-million-dollar homes, so set it aside when you compare.
- Richmond Hill, Vaughan and Aurora lead the pricing.
- Markham is big in population and geography, so values swing widely by neighbourhood.
- East Gwillimbury, which borders Newmarket to the north, has seen a wave of brand new communities with schools and shops around the Green Lane area and north of it, toward Sharon. Many of those homes are 2,500 square feet and up, which pushes the town's numbers higher.
Toronto Condo Market: Six Listings for Every Sale
Toronto semis told a hot story in October, selling at 102% of asking across 266 sales. Take that with a grain of salt. Gary's caution on the show: a lot of those were likely priced low on purpose to draw multiple offers. Over asking often says more about the listing strategy than the market.
Condos are a different world:
- Selling at about 97% of asking
- A little over a month on market
- About 5,200 condos for sale
- Six condos listed for every one that sells
- Median price of about $528,000
Toronto condos under $500K are back
Dion had two more first-time buyer clients buy condos in the week before recording, both with a price starting with a four. The most recent came in at $460,000. Three or four years ago that wasn't believable. Now buyers are getting relatively new, and in some cases brand new, condos in the $400s, and two-bedroom (sometimes three-bedroom) units are showing up in price ranges that used to buy a one-bed.
If you're selling a condo, keep your expectations in check. If you're buying one, you have options and room to negotiate.
Selling a House in Newmarket This Fall: What to Expect
Here's the practical playbook from the episode:
- Price off the October comps, not last spring's.
- Expect about 97% of your asking price. List at $1,000,000 and, if everything lines up, you should land near $970,000.
- Four weeks on market is normal. Six weeks is not.
If you're not getting showings, that's a pricing conversation. If you're getting showings but no offers, that's still a pricing conversation. A well-priced home in Newmarket should sell in about four weeks.
Buying a House in Newmarket Right Now
There are about 301 active listings in Newmarket and close to 5,000 across York Region. That's real choice. One of Dion's clients just moved from Barrie to Newmarket and the deal is part of October's numbers. They found several homes that worked, then got the one they really wanted. That's what a balanced market feels like from the buyer's side.
Behind on Your Mortgage? Time Is the Tool
The episode closes on a story every homeowner should hear. A client came to Dion after three months with another team. She'd fallen behind on four properties, all with the same lender, and the lender had given notice it was about to take back the home she lived in with her child.
Dion's team found the funding to save the family home. It's a temporary fix, and he's clear about that. What it really did was buy her 12 months, so she can sell the other properties strategically with a calmer head instead of under a deadline.
Two lessons from Dion:
- Reach out early. When people feel stuck, they tend to stick their head in the sand. The earlier you call, the more options exist.
- Once you buy time, use it. He's watched people get breathing room and then sit on their hands. Less stress is the goal, but you still have to act.
